Update for all those interested. Prices are still low; some have even dropped to a point where we are now well below cost to rebuild. All knowledgable sources feel this can't last (how long can houses sell for less than it costs to build a new one?)

rates are great even for 2nd homes and investors. Weather is still Florida spectacular. we are noticing a definite increase in sales. Countywide there has been about a 5 fold increase from the beginning of the year and constantly increasing.

as to rates, we are seeing a steady drop and even though some programs no longer exist mortgage money is still available.
